Please read these terms carefully. By using Unio, you agree to them.

What Unio is (and isn't)

Unio is a listings and discovery platform that helps students find accommodation ("spaces") and gyms, and connects them with property owners and gym owners. Unio is only a platform. We are not a broker, agent, landlord, gym operator, or party to any rental, booking, membership, or transaction between you and an owner or gym (or between any users).

We don't verify or guarantee everything

• Listings are created and provided by owners/users. We do not guarantee that any listing, price, photo, availability, or detail is accurate, current, or complete.
• Unless a listing clearly shows we personally visited it on a stated date, we have not inspected the property or gym. Even where we have, that reflects what we saw on that date only — it is not a guarantee of the property, the gym, the owner, or your experience.
• We do not verify the identity, character, or intentions of owners or other users.

Your responsibility — do your own due diligence

Before paying any money, signing anything, or moving in, you must independently verify the property or gym, the owner, the price, the terms, and everything else that matters to you. For a gym, that includes visiting it and checking the equipment, trainers, timings, and membership terms before you pay. Visit in person, check documents and IDs yourself, and never pay large amounts to anyone you haven't personally verified. If a feature helps you connect with other people (e.g. flatmates), meet in a public place first, verify them yourself, and tell someone you trust.

We are not responsible for your dealings

To the maximum extent permitted by law, Unio is not responsible or liable for, and you use the platform at your own risk regarding:

• The condition, safety, legality, or suitability of any property, space, or gym
• The conduct, honesty, or reliability of any owner, gym, user, or third party
• Any agreement, payment, deposit, membership, refund, or dispute between you and an owner, gym, or other user
• Any fraud, scam, misrepresentation, loss, damage, theft, injury, or harm arising from your use of the platform or your dealings with anyone found through it
• Money you pay directly to an owner, a gym, or another user

Any dispute over a property, a gym, a deposit, a booking, a membership, or conduct is between you and the other party — not with Unio.

Booking fee

Where you choose to pay an optional booking fee/token through Unio to reserve a space, that is a convenience feature. Its specific terms (including whether and how it is adjusted or refunded) will be shown to you at the time. Using it does not make Unio a party to your rental agreement.

Limitation of liability

To the fullest extent permitted by law, Unio and its owner shall not be liable for any indirect, incidental, special, or consequential damages, or for any loss arising from your use of the platform. Where liability cannot be excluded, it is limited to the amount (if any) you paid to Unio.

Acceptable use

Don't post false, misleading, or unlawful listings; don't misuse, spam, scrape, or attempt to break the platform; don't harass or endanger other users. We may remove listings or accounts that violate these terms.

Changes

We may update these terms; the effective date above will change. Continued use means you accept the updated terms.

Governing law

These terms are governed by the laws of India, with jurisdiction in Jaipur, Rajasthan.
